Established in 2012, Eba pllc is a boutique architecture and design studio based in Far Rockaway Beach, New York, led by Eran Birnbaum, AIA, LEED AP.

Eran is a 2000 SCI-Arc graduate and a licensed New York architect with over 20 years of experience navigating New York City zoning regulations, building codes, and the construction process. His background includes work with respected developers and architecture firms in New York City on large-scale institutional and commercial projects, providing a strong foundation in complex design coordination and project delivery.

Eba pllc specializes in custom residential homes, single-family residences, multi-family and mixed-use developments, as well as condominium and cooperative renovations and apartment alterations throughout Far Rockaway, Queens, and New York City. Each project is guided through a dedicated one-on-one client collaboration from initial concept through DOB-approved construction documents.

Services include zoning analysis, code analysis, legalization of existing conditions, and violation resolution. The studio is known for clear and quick communication, responsiveness, and a site-specific design approach that values simplicity, efficiency, Project Economics, and a strong sense of place.
