Established in 2012, eba pllc is a boutique architecture and design studio based in Far Rockaway Beach, New York, led by Eran Birnbaum, AIA, LEED AP.

Eran is a 2000 SCI-Arc graduate and a licensed New York architect with over 20 years of experience navigating New York City zoning regulations, building codes, and the construction process. His background includes work with respected developers and architecture firms in New York City on large-scale institutional and commercial projects, providing a strong foundation in complex design coordination and project delivery.

The studio specializes in custom homes, multi-family and mixed-use developments, condo and co-op renovations, apartment alterations, property legalizations, and violation removal and resolution for projects of all sizes.

Services include zoning analysis, code analysis, legalization of existing conditions, and violation resolution.
